How commercial pricing works

Square feet set the furniture number, and hours set the invoice. Density matters more than headcount. A law library and a laptop farm can share a floor plate and still need different crews, so a cubic volume check and a labeled inventory belong in the bid pack before anyone talks price. After-hours and weekend work is where the September 2026 rate cards stretch, because the building owns the clock. Commercial freight is not household goods. The federal household-goods rules in 49 CFR 375 cover household goods. They do not govern office furniture and equipment. The paper that protects you
Scope the job by room, not by a single lump sum.

Pair it with a written cutover plan that names who powers systems down, who transports them, and who brings them back, on times that fit the dock window. Valuation belongs in the contract as a declared value. Household full-value habits will not appear on moving day if the paper never said so. The questions to ask movers are the minimum before anyone is allowed on the floor.
Put the building conditions on the same page as the price. The COI holder, the elevator reservation, and the after-hours premium should sit next to the square-foot math, so a later claim that the building changed the rules does not quietly reset the job. If you need a gap between floors, write the storage dates into the scope when you sign. A local furniture job and a long-distance shipment can share one project and still need two scopes. Keep the labeled plan honest with an inventory count when marketing adds a room of collateral in the last week.
